How we work
A Florida company, and not your attorney
HB21 Property Solutions LLC is a limited liability company registered in the State of Florida, document number L21000382976, filed in 2021, with registration details on public record with the Florida Division of Corporations.
We are not real estate brokers — we do not list property, represent anyone or take commissions. We are not a law firm, so probate, title, lien and foreclosure questions go to a Florida attorney. And we are not licensed general contractors: permitted work is done by licensed trades engaged for you. We also never buy the contents we have been hired to clear, because that is a conflict and families deserve better.

The questions we get most
Do you buy houses?
No. We prepare them. If you want to sell, speak to a licensed broker or get your own representation — we work for the owner, not against them.
What happens to things you find?
Documents, photographs, jewellery and anything that looks valuable are set aside and returned to you. We do not buy estate contents we have been engaged to clear.
Can you advise on probate?
No, that is legal work and belongs with a Florida attorney. We can tell you what the property needs physically, which is a different question.
There is a code enforcement letter. Is that serious?
It depends what it is, and fines can accrue daily, so it is worth finding out quickly rather than leaving it. We will establish what is actually on the record.
Should we renovate before selling?
Usually far less than people are told. We will tell you which items return their cost and which do not, even when that means a smaller job for us.
We are out of state. How does that work?
Most of our clients are. Everything is photographed and quoted in writing, and you approve each line before anything happens.
